Hi Richard, we've not met I know but I can accord with what the others have said.
As far as the properties go I think you may benefit from some fresh advice - especially about the Boiler, I know modern wall-mounted boilers seem to self-destruct at 10 to 12 years now but younger ones seem to stand up well to a few new parts and a service/safety cert etc. I kept our old Potterton Promax going to 14 years by throwing a tested (used) PCB at it and new flow switch - eventually the heat exchanger leaked and I had to throw the towel in.
I sourced a new Glow Worm boiler for £800 and had a guy from a local 'Gas Safe' Plumbing firm fit it for £240 it was a straight forward swap though.
The furniture thing is ridiculous in my view but rules are rules and all that crap, I agree that there's quite a number of obstacles between you and a prospective tenant - you know, the tenant who wants to pay jack-sh*t in rent but 'expects' a luxury home.
It winds me up when I hear of 'tradesmen' over charging or twisting things to their favour, this is the reason I do all my own maintenance.
Also without belittling your experiences last year I think everyone has had a belly full of worry and stress with 'the thing' in 2020 and its not unusual at all to feel like anything else thrown at you is too much to handle, it will improve though, it has to.

The 407 has just rolled over 230k; still love it.
The C6 is glorious but expensive and I hate slushboxes.
And I'm still convinced that the 406 is probably the best car I'll ever own.

Still rocking the 407 AND the C6 That's amazing, I thought the C6 might have been heading for the nearest cliff...
Oddly enough around these parts I'm seeing more 406s than 407s, but I don't think that's a longevity thing (although some of the engines...), I just think the 407 didn't sell that well in the first place. I still see, and occasionally get a ride in, my old D9 estate. It's still gorgeous and still going strong, although Goran had a road spring go at motorway speed a few weeks back, he said it jumped 2 meters across the motorway before he knew what was happening. Fortunately there was no-one near him and it didn't take out anything vital, although he needed a new brake line and tyre. And change of underwear presumably. Apart from that some of the trim is starting to fall off, but it is 21 years old...
I'm still driving the RAV4.3, fuel consumption is terrible but it never goes far. In fact it's still running the winter tyres I put on it in 2019 And they still have meat left, although I'll have to change them before next winter. That's now 16 years old but whenever I think about replacement I see just how damn expensive anything newish is here, plus how many things can go wrong with moderns and I think maybe I can get a few more years out of it

I'm one of these lazy work-from-home software developers now, so I've gone from about 700 miles per week to next to nothing which is a bit embarrassing. And annoying because I don't have the opportunity to enjoy one car let alone two.
Just spent £500 having the 407 polished and ceramic coated.
Want the same on the C6 but it has some rust bubbles that I think need sorting out first. What do you do about those? (Esitmated £4500 for a full respray so that's out of the question.)
Or maybe I should just jack int all in and choose life, get myself a backwards baseball cap, and beg my bank manager to buy me a poverty spec 1-series with an M-sport badge.
